Three local developments that caught our attention heading into the week.
Future H-E-B Site Goes Before Royse City P&Z
The Royse City Planning & Zoning Commission’s October 1 agenda includes review of I-30 Overlay requirements for the future H-E-B Royse City site at 5048 E. Interstate 30.
The agenda also includes separate items for a future H-E-B car wash and fuel station kiosk and canopy at 5012 E. Interstate 30.
66.6-Acre Princeton Town Center Final Plat on Council Agenda
Princeton City Council is scheduled to consider a final plat for approximately 66.623 acres identified as Princeton Town Center on September 28.
The property is north of U.S. Highway 380 and about 327 feet east of Princeton Oaks Drive. The agenda lists multiple parties associated with the request, including Home Depot U.S.A. Inc. and Kroger Texas LP.
More I-30 & John King Closures Scheduled
Drivers along the I-30 corridor should expect overnight and daytime construction impacts through October 3.
Work includes an eastbound I-30 left-lane closure, frontage-road flagging and multiple overnight closures around John King Boulevard.
I-30 Construction to Know About
Rockwall County’s latest construction notice lists the following planned impacts for the coming week.
I-30 Eastbound
Left-lane closure from TL Townsend Drive to FM 3549 for pavement removal and continuously reinforced concrete pavement work.
I-30 Westbound Frontage Road
Flagging operation between FM 2642 and FM 551 while crews install low-profile barrier.
John King Boulevard
Both U-turns and northbound/southbound John King Boulevard are scheduled for overnight closures for bridge activities.
Rockwall County states that contractor crews will coordinate with emergency services to maintain emergency access through the closures.
Decisions & Meetings Worth Watching

Princeton City Council
The September 28 meeting includes several significant items.
- Final plat consideration for the 66.623-acre Princeton Town Center.
- A public hearing on the city’s proposed 2026 property-tax rate.
- Consideration of the FY 2026–2027 budget.
- Consideration of a tax rate of $0.472959 per $100 of assessed valuation.
- An update on the citywide stormwater and drainage master-plan program.
- Consideration of FY2027 water, sewer and solid-waste fee schedules.
Planning & Zoning Commission
Development items scheduled for consideration include:
- I-30 Overlay review for the future H-E-B site.
- Future H-E-B car wash and fuel station.
- Two proposed large-scale office/warehouse buildings west of Lowe’s.
- Preliminary plat for approximately 32.9 acres identified as Clearview Ranch Phase 3 South.
- Development plat for the approximately 2.8-acre Children’s Lighthouse Addition.

Princeton’s September 28 council agenda identifies the next special Planning & Zoning Commission meeting for Monday, October 5 at 6:30 PM.

Bear Creek Community Church is advertising a free bicycle rodeo and family event with bike and helmet safety checks, an obstacle course, face painting, crafts, a petting zoo and other activities.
Oktoberfest Village Stroll — Downtown Wylie
Historic Downtown Wylie businesses are participating in an Oktoberfest-themed village stroll featuring food and beverage samples, games, shopping specials and activities.

Lafayette Crossing Continues to Develop in Fate
Fate announced in August that a roughly 147,000-square-foot Target will anchor Lafayette Crossing at the northwest corner of I-30 and FM 551.
The city’s announcement also identified five additional retail and commercial pad sites around the Target.
We’ll continue watching for additional tenants, site-plan activity, construction milestones and opening information as those details become public.
